Our trained professional performs routine home inspections using a comprehensive 58-point checklist, tailored to address the most common risks — especially those that come with Minnesota’s harsh winters. After each visit, you’ll receive a detailed PDF report with photos and notes sent to your email, so you always know the status of your home.

What’s Included in Every Home Watch Visit
Our home watch services visits are designed to catch issues early, maintain your home’s condition, and give you peace of mind — inside and out.
Exterior of Home
- Remove flyers and junk mail from mailbox and front entry
- Inspect yard and planting beds for trash, weeds, or damage
- Observe landscaping for any issues or signs of neglect
- Visually assess siding, rooflines, and gutters for damage
- Look for drainage concerns or standing water
- Check all doors and windows for signs of forced entry
- Check exterior lighting and note any burnt-out bulbs
- Look for signs of vandalism or tampering
- Monitor for insects or signs of pest activity
- Assess pool/spa area for visible concerns (if applicable)
Interior of Home
- Confirm security system is active and working
- Check smoke detectors, fire alarms, and CO2 monitors
- Verify thermostat settings and indoor temperature
- Check for interior vandalism or disturbances
- Check for pests or insect intrusion
- Inspect under sinks and around fixtures for leaks
- Run water in sinks, tubs, and showers to prevent dry traps
- Flush toilets to cycle stagnant water
- Operate garbage disposal to keep it functioning properly
- Cycle dishwasher and washing machine periodically (Optional add-on)
- Check that windows and doors are secure and locked
- Test lights and ceiling fans
- Check electrical panel for tripped breakers
- Inspect water softener for proper salt level — add/deliver if needed
- Check HVAC filters for replacement needs – replace if needed
Concierge Services Available During Visits
Alongside our home watch services inspections, Sunbehm offers concierge services that provide extra peace of mind and convenience — all personalized to your preferences.
Opening & Closing Properties
We prepare your home for seasonal use or vacancy — adjusting thermostats, turning systems on/off, flushing plumbing, and securing outdoor furniture.
Key Holder Services
Sunbehm will provide access services and remain on-site for an hourly charge. We ask for at least a 48 hours notification to schedule our personnel.
Contractor Coordination & On-Site Presence
We meet contractors on your behalf, provide access, and ensure your home is fully secured once the work is done — including locking up and resetting alarms.
Indoor Plant Care
We water and tend to your houseplants with consistent care so they stay healthy while you’re away.
Changing HVAC Filters & Smoke Detector Batteries
We handle routine maintenance tasks that contribute to safety and energy efficiency.
Replacing Light Bulbs
We take care of lighting replacements — especially for hard-to-reach fixtures.
Snow Removal
We help keep walkways and driveways clear during winter weather. (Limited availability.)
Emergency Preparedness
If we discover a problem — such as a burst pipe, storm damage, or signs of a break-in — we will contact you immediately and meet with local professionals to begin repairs or emergency services. You’ll never be left in the dark when something goes wrong. Having an emergency preparedness plan in place is key. We’re happy to support clients in developing one that includes trusted contacts, access instructions, and preferred service providers so that if something does happen, the response is quick, smooth, and handled according to your wishes.
Please note: While Sunbehm does not operate as a 24/7 company, we understand the nature of home-related emergencies and will make every effort to support our clients during evenings or weekends when urgent situations arise
